How To Win as a Buyer in Billings In The Last 3 Months of 2026
Alright, I’m just gonna say it how it is… the Billings real estate market is superrrr weird right now (as I’m writing this, it’s October 2026!)
As a real estate agent in the area, we’re seeing things happen that honestly haven’t happened in a long time.
For example, we have quite a few listings and the houses are getting shown… but then, nothing. Nada. No offers! Not even a "let's just throw something out there and see what happens" offer. Meanwhile, new listings keep popping up literally every week.
What this tells me is that buyers in this market are taking their sweeettttt time deciding on the home that’s best for them. And if you are a buyer in this market, I just want you to know that this “weird” market is actually SO good for you!
A friend of mine messaged me recently to say she was "so nervous" about buying right now and my immediate reply was WHY?! This is literally your time.
So if you’re hoping to buy a home in Billings during the last 3 months of 2026, in this blog post I’m breaking down what exactly is going on in Billings, why the end of the year is a sneaky-good time to buy, and exactly how to come out on top before 2027 rolls in!
What’s Actually Happening in the Billings, MT Real Estate Market Right Now (October 2026)
The short version is this: homes are still selling, prices are holding steady, and buyers have more choices (and more leverage) than they've had in years.
The latest full numbers we have are from August 2026, and they tell a pretty interesting story. (These stats cover Yellowstone County, including the Heights, the West End, Blue Creek, Duck Creek, the South Side, Downtown, and Lockwood.)
Here’s the biggest takeaways:
Homes are still selling
The most recent data showed that 185 residential properties sold in August, compared to 182 last August. For single-family homes, it was basically a tie: 150 this year vs. 149 last year.
So buyers are definitely still buying – they're just being a lot pickier about it.
Prices are holding, not crashing
The average residential sale price was $430,057, up less than 1% from last year. Single-family homes averaged $445,061, and townhomes and condos averaged $365,756.
You might notice prices softening a little as we head into fall, but that's a normal Billings rhythm every year, not a sign the sky is falling.
Homes are sitting longer
The average home spent 45 days on the market, up 7% from last year. More time on the market usually means more motivated sellers, and that's where your leverage comes from!
There's a LOT to choose from
Here's the funny part: there were actually fewer new listings this August (267) than last August (280). So why does it feel like there's so much on the market? 🧐
Because homes that don't sell in their first month roll over into the next month, and then the next. Meanwhile, new listings keep coming in on top of them. That pile-up gives you way more options than buyers have had in a long time!
Most of the action is in the middle
Almost half of the single-family homes sold in August (about 49%) went for between $300K and $500K. About 21% sold under $300K, and about 23% sold between $500K and $700K.
Rates are up
And then of course the question that everyoneeee always wants to talk about – what about the rates?
At the time of writing this, 30-year conventional rates are sitting around 7.2%, with FHA and VA loans a bit lower at around 6.8%.
But as I always like to remind my buyers, rates change DAILY, so it’s best to chat with a local lender to see what you'd actually qualify for and get pre-approved. (Which by the way, that’s always the FIRST step in any real estate buying process!)
And keep in mind that a better purchase price or some seller help with closing costs can go a long way toward softening that rate.

Why Fall and Winter are Good Times to Buy in Billings
Now that you know what the Billings real estate market is actually looking like in the latter part of 2026, let’s talk about why buying in the fall and winter can be such a good idea.
Because I hear it all the time… “shouldn’t we just wait until spring?”
This is such a common thing that home buyers think and while sure, spring has its perks, the last few months of the year offer some of the BEST opportunities for buyers, especially in a market like this one!
Here’s what I mean:
Less Competition
Once school starts, a lot of families hit pause on house hunting. Between back-to-school, football games, volleyball tournaments, and everything else on the calendar, fewer people are out touring homes because honestly, very few people want to move in the middle of a semester.
Add in the fact that Montana weather can go from sunny to snowy in about five minutes, and you've got a lot fewer buyers out looking. So yes, a lot of people do wait until spring.
But that can be good news for you! Fewer buyers means less competition for the house you love.
Sellers Are Serious
The Billings market doesn't go to sleep when the leaves change. In fact, December can be one of our busiest months, because plenty of sellers want to close before Christmas.
So, if a home is listed in November or December, that seller usually really wants to move and motivated sellers are often more open to negotiating.

Prices Naturally Soften
Every year, average prices in Billings tend to dip a bit as we head into fall and winter. It's not a dramatic drop, but combined with all the extra inventory right now, it can add up to a real opportunity!
Homes Are Literally Waiting For You
Remember that pile-up of listings we talked about? Some of those homes have been on the market since summer. Those sellers have watched the seasons change and many are ready to have a real conversation about price!
How To Win as a Buyer in Billings Before 2027
If I’ve convinced you to really start the buying process in Billings before 2027 hits, there are some real strategies you can use to help you WIN!
Know Where There’s Room to Negotiate
My favorite stat from the entire market report I talked about above is the one that shows how much of their list price sellers actually got in August, by price range:
See that first row? Homes under $300K sold for about 86% of their asking price on average.
That's the biggest gap of any price range!
Here’s what this looks like in real numbers: a home listed at $280,000 selling at 86% would go for around $241,000.
Now of course that's an average and every home is different (that range includes some fixer-uppers that needed a price adjustment), but overall it tells you sellers in that price point have been willing to negotiate.
On the flip side, homes between $500K and $700K sold for about 99% of asking, so if you're shopping there, don't expect huge discounts on the well-priced ones. And in the 300-500K range (where almost half of all single-family homes sell) buyers are still getting a little wiggle room at around 97%.
Look For Homes That Have Been Sitting
When I'm helping buyers decide whether to come in with a lower offer, there are a few markers I look for:
The home has been on the market for 30+ days
The price has already been reduced
It's getting lots of showings but no offers
If a home checks a couple of those boxes, it may be the perfect time to make a lower offer and see what happens. To help you make the best decision, your agent can pull the showing activity and price history, so you're making that call with real info!
Actually Write The Offer
Yes, this one sounds obvious, but it's the biggest thing I see buyers missing right now. There are a LOT of sellers out there saying, "Just have them write me an offer!" And buyers just... aren't.
And trust me, I get it. When there's so much on the market, it's tempting to wait and see what else pops up, but you can't negotiate on a house you never make an offer on.
Worst case, the seller says no and you keep looking. Best case, you get a great home at a price you're thrilled about!
Watch for Aggressively Priced Listings
With so much competition, some sellers are getting smart and pricing their homes just under what they're worth to stand out. For buyers, that can mean instant equity, meaning you buy the home for less than it would likely appraise for, and you didn't have to lift a finger (or a paintbrush) to get it.
We haven't seen opportunities like this for buyers in a really long time and when one of these hits the market, it can move fast, so the best thing you can do as a buyer is be ready to act!
That means having your pre-approval done and your must-haves figured out ahead of time.

Decide What Matters More: Price or Features
Every buyer has different things that matter to them and it’s important to know what that is for you before you start the house hunting process.
For example, some buyers would rather have a great price on a home with fewer bells and whistles, while others would rather pay more for a home that has everything (or close to everything!) they hoped for.
There's no wrong answer here, but knowing yours helps a ton when you’re actively looking to buy!
To help figure this out, make a list of your true must-haves (like location, number of bedrooms, a big yard for the dog, etc) and then a list of your nice-to-haves (such as, updated light fixtures, that dreamy kitchen backsplash).
